Converting an Office into a High-Performance Lab-Office Facility

For Fulgent Genetics, a national leader in genetic and anatomical pathology testing, LPA efficiently transformed a vacant two-story commercial building into a high-performance pathology lab and office that streamlines workflows, supports 200 scientists and lab technicians, and enhances collaboration.

The 96,500-square-foot office building, formerly home to a call center, required extensive upgrades to meet the technical and workflow needs of a 25,000-square-foot pathology testing lab, supporting more than 200 scientists and lab technicians. The conversion required new structural supports, advanced mechanical systems, and upgraded utilities, while leveraging existing assets such as a reinforced floor and freight elevator to control costs and speed delivery.

Working closely with Fulgent’s Lean Six Sigma operations team, designers mapped every step of the specimen journey to create a streamlined workflow within the constraints of a former call center. First-floor labs are organized around clear “highways of circulation,” creating a natural flow from specimen receiving to processing. Physician offices and coworking areas foster collaboration, with workstations oriented toward greenbelt views that improve staff comfort and connection to nature. Strategic use of cost-conscious finishes brought character to the interiors without compromising performance.

Eight months after Fulgent purchased the building, the facility was fully operational — on time and on budget —without disrupting ongoing laboratory work.
