Community-Focused Renovation Revives an Outdated Office Building

Targeted reinvestment turned 1.5 acres of underutilized courtyard space and neglected four-story lobby into a versatile social and work hub for tenants.

Taking influence from walkable European cities, the redesign creates a welcoming street front atmosphere to attract tenants and the community. Cabanas line the front of the courtyard, which features an Airstream trailer café, shade structures, games and a variety of collaborative spaces. On weekends, the space is used for a farmer’s market. An upper terrace caters to building tenants with covered breakout spaces that connect to the indoor conference center.

The lobby was redesigned around hospitality-oriented themes, with comfortable tables and chairs, canopies, and a coffee bar.

A folding wall and private multi-purpose conference center connect to an upper terrace with breakout spaces for tenants. Throughout the lobby, pockets of soft seating and warm, natural materials encourage tenants to linger. The focus is on elevating the human experience and increasing connections between tenants, employees and staff.
