Twin office towers capitalize on proximity to Spectrum Center

These 15-story high-rise office towers, encompassing 630,000 square feet of speculative Class A office space, are designed to take full advantage of the neighboring 1.1 million-square-foot Irvine Spectrum, a modern regional shopping center.

The design incorporates a five-story, 1,950-stall parking garage and maximizes the connections to the Spectrum. Details were developed through an extensive collaboration with the owner, including “immersion” sessions to ensure the project met all the requirements. Italian travertine and high-performance glazing make the towers resilient to the noise and pollution of the adjacent I-405 freeway and reduce maintenance costs.

Highly efficient floor plates include as many as 12 corner offices per level. Floor-to-ceiling windows maximize natural daylight and allows for expansive views. Environmentally efficient water, lighting and energy systems work together to create comfortable sustainable workplaces in the competitive Orange County market.
